India's 'small' big malls

The scores of malls dotting the urban Indian landscape demonstrate their growing mass appeal. In the last five years alone, the number of malls in India has more than doubled to about 600.

The scores of malls dotting the urban Indian landscape demonstrate their growing mass appeal. In the last five years alone, the number of malls in India has more than doubled to about 600. But a survey (India's Largest Malls) by Bangalore-based real estate consulting firm Asipac reveals that mall culture is still in its infancy in India. Malls here on an average are much smaller than their international counterparts and we still don't have any super mall.

Why are Indian malls much smaller?

  • Anchor stores (or department stores) in India are still very small. This has a huge impact on the overall size of the mall.
  • The 30 largest malls in the world have an average of 350 stores. In India, we are still struggling to fill up 202 stores. Malls in India have not yet properly tapped local retailers.

Key differences between different types of malls/shopping centres

Neighbourhood Centre

  • GLA*: 42,000 to 2,10,000 sq. ft
  • Number of anchors: 1
  • Type of anchors: Supermarket
  • Primary trade area: 2-3 km

Community Centre

  • GLA: 1,40,000 to 4,90,000 sq. ft
  • Number of anchors: 2 or more
  • Type of anchors: Discount Departmental Store, Supermarket, Home, Apparel
  • Primary trade area: 3-5 km

Regional Mall

  • GLA: 5,00,000 to 11,20,000 sq. ft
  • Number of anchors: 2 or more
  • Type of anchors: Full/Jr Departmental Store, Hypermarket, Fashion, Apparel
  • Primary trade area: 4-12 km

Super Mall

  • GLA: 11,20,000 + sq. ft
  • Number of anchors: 3 or more
  • Type of anchors: Full/Jr Departmental Store, Hypermarket, Fashion, Apparel
  • Primary trade area: 6-25 km
